Good real estate brokers can be perfect sweethearts.  It is always best to have someone by your side who values you, who will fight for you, who won’t argue (much), who will only hang around your home when you want them to, and always has your best interests at heart. Such a person may not make such a bad partner. 

Of course, there are good partners and bad partners.  Selling real estate well rests heavily on the partnership built up between seller and broker.  A good broker will lovingly put you and your property on a pedestal and then expertly and fiercely negotiate to achieve the best deal for you.  On the other hand, a lesser agent or broker may only put your property on the Internet with all their other “sweethearts” and then haggle to find the easiest deal – and I mean easiest for them. There’s really nothing good about a selfish Valentine.

There is a great difference between the two – often many thousands of pounds (or dollars/euros/yen, etc.) in the final price you achieve.  You could come to love the former, but hate the latter.  The trick is finding the right Valentine broker at the onset of the process. It’s a bit like finding the best boyfriend or girlfriend.  They may look roughly the same at first, but over time they all turnout very differently.

So if you are searching for the type of broker you could come to love this spring go on a few dates - invite a few to visit your home, ask the to give you some marketing advice and see how you get on. Then ask yourself which you would prefer: the cheap flashy one who brags a lot; or the one with whom you feel most comfortable. The one with a background of stable and successful relationships…

Virginia Cook, Realtors® honored the firm’s 2016 top performing sales associates at the Annual Celebration held January 27 at the George W. Bush Presidential Library and Museum.

Exemplifying excellence in 2016 was Lori Sparks of Virginia Cook, Realtors®, who was honored as Company Top Producer. An industry leader who has been named a Best Realtor® and Top Producer Agent in Dallas by local publications every year since 2005, Lori has consistently ranked among the Top 10 professionals in the company throughout a distinguished career that began in 1985.

4 Reasons Why You Should Sell Your Home Early in 2017

1. Demand Is Strong
The latest Realtors’ Confidence Index from the National Association of Realtors® (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase… and are in the market right now!

2. There Is Less Competition Now
According to NAR’s latest Existing Home Sales Report, the supply (which is 4.5-months) of homes for sale is still under the 6-month supply that is needed for a normal housing market. This means, in most areas including North Texas, there are not enough homes for sale to satisfy the number of buyers in that market. This is good news for home prices. However, additional inventory is about to come to market.

There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. Homeowners are now seeing a return to positive equity as real estate values have increased over the last two years. Many of these homes will be coming to the market soon.

Also, as builders regain confidence in the market, new construction of single-family homes is projected to continue to increase, reaching historic levels in 2017. Last month’s new home sales numbers show that many buyers who have not been able to find their dream homes within the existing inventory have turned to new construction to fulfill their needs.

The choices buyers have will continue to increase. Don’t wait until all this other inventory of homes comes to market before you sell.

3. The Process Will Be Quicker
Fannie Mae recently announced that they anticipate an acceleration in home sales that will surpass 2007's pace. As the market heats up, banks will be inundated with loan inquiries causing closing timelines to lengthen. Selling now will make the process quicker and simpler. 

4. There Will Never Be a Better Time to Move Up
If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by 5.2% over the next year, according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait. Interest rates are projected to increase moderately over the next 12 months. Even a small increase in rate will have a big impact on your housing cost.

Richard Killinger - Just call him Santa!

Richard Killinger of the North Dallas office of Virginia Cook, Realtors® has earned many titles during his distinguished real estate career. But this holiday season, you can add one more that is bringing delight to the young and young at heart: just call him Santa!

We know that the real Santa is very busy at the North Pole right now, so it takes special gentlemen like Richard to fill his big boots all over the world during the days leading up to Christmas Eve.

So on December 3,  Richard AKA Santa visited with more than 100 children during the 17th Annual Santa's Day hosted at the North Dallas office. He arrived by fire truck to greet everyone at the Friends of Northaven Trail Light the Trail party.

He has a few more appearances ahead, including the North Dallas MLS meeting tomorrow and the MetroTex Association of Realtors® Annual Installation Awards and Charity event held at the George Bush Institute.
